Number one: interest left at your current rate. Number two: interest at a new rate over the same remaining years. Number three: the cost of switching. Refinance only if one minus two clearly beats three. Example: RM500,000, 25 years, 4.5% versus 3.9%: about RM50,000 saved before costs.

You know your home loan instalment to the ringgit. It leaves on the same day every month, somewhere between the Unifi bill and the school van.

The other number is harder. Not the monthly one: the total. What this loan will cost you in interest, from today to the last payment.

Most owners couldn’t tell you, and that isn’t carelessness. Nothing in an ordinary month ever shows it. It was in the paperwork you signed years ago, and the paperwork has lived in a drawer since.

Here’s why it’s worth digging out. Two neighbours on the twelfth floor bought the same layout in the same launch. Today each owes RM500,000, with 25 years to go. 12-05 refinanced last year at 3.9%. 12-03 is still on 4.5%, because nobody rang to say there was anything to do.

Same lift. Same car park. Same view of the same construction site. Over the next 25 years, 12-03 will pay the bank about RM50,000 more. (These figures are an example. Yours are the point.)

The question 12-03 never asked is short: what would a new customer pay for my loan today? Most home loan refinancing advice starts with the rate. This starts with the question, and three numbers answer it.

Number one: the interest your home loan still costs if you do nothing

Find three things on your latest statement or in your banking app: what you still owe, your current rate, and how many years are left.

Put them into any loan calculator. For 12-03, RM500,000 at 4.5% over 25 years, the instalment is about RM2,779 and the interest still to come is about RM333,700.

Read that again. On top of the RM500,000, she will pay the bank another two-thirds of it, simply for the 25 years.

Number two: your interest at today’s refinance rate, over the same years

Now run it at the rate a new customer with your income and credit record might be offered. At 3.9% over the same 25 years, the instalment falls to about RM2,612 and the interest to about RM283,500.

The gap is roughly RM168 a month, or about RM50,250 over the loan: some 18 months of instalments that stay in the family. On a RM500,000 balance, every 0.1 percentage point is worth about RM8,400 over 25 years. Handy to know when a rate is described as “only” a little higher.

Why would a stranger pay less than you? A floating-rate home loan is a reference rate plus a spread. The reference follows the OPR, for everyone. The spread was fixed on signing day, and it stays put until the loan changes. Since 1 August 2022, new and refinanced loans price off the Standardised Base Rate, which is tied to the OPR; existing loans still reference the older Base Rate or Base Lending Rate (Bank Negara Malaysia). iMoney’s explainer on SBR and BR walks through the difference.

One warning, because this is where most refinance sums go wrong: keep the years the same. Stretch the new loan to 35 years and the instalment drops by almost RM600 a month, which feels wonderful. The interest climbs to about RM417,000, some RM83,500 more than doing nothing at all. A cheaper rate, a longer road, a bigger bill.

To run your own three numbers, iMoney’s home loan refinance calculator is free and lets you set the years yourself. See what banks are offering now: current home loan refinance rates.

Number three: what it costs to refinance a home loan in Malaysia

This is the part the adverts tend to leave out. The bill for switching, roughly in the order it arrives:

The lock-in penalty. Most home loans charge 2% to 3%, sometimes more, if you settle in the first three to five years. On RM500,000, that’s RM10,000 to RM15,000. Your letter of offer has the exact figure, the dates, and whether it’s charged on the original loan or what’s left. While you’re in there, look for the word “notice”. If your old loan came with a legal subsidy, as zero-entry packages do, the bank may claw it back when you settle early.

Legal fees. The new loan’s lawyer charges by a fixed scale: 1.25% on the first RM500,000 since July 2023 (the Peninsular Malaysia scale), so about RM6,250 here, plus service tax. Discharging the old loan adds its own fee and disbursements.

Stamp duty. 0.5% of the new loan: RM2,500 on RM500,000.

Valuation. Usually RM500 to RM1,500, and often waived.

Insurance. Your mortgage reducing term assurance (MRTA) was written for the old loan, so switching banks can end it, and the new bank may ask for fresh cover. That premium is often added to the loan, so you pay interest on it for 25 years too. Some policies pay a surrender value when the old loan is settled early; ask before cancelling anything. A mortgage level term assurance (MLTA) can sometimes be reassigned, if the insurer and the new bank agree.

“Zero-entry” packages. Some banks absorb the legal fees and stamp duty. The price is usually a new lock-in or a slightly higher rate. That can still be the better deal, as you’re about to see.

Refinance break-even: when does the RM50,000 become yours?

Add up number three and divide it by the monthly saving from number two. That’s how many months pass before the new loan starts paying you back. Here’s what the bill does to 12-03’s RM50,000 (all figures illustrative):

<colgroup>
<col />
<col />
<col />
<col /></colgroup>

12-03’s situation

Bill for switching

Breaks even after

Interest saved over 25 years, after costs

Out of lock-in, 3.9%; pays legal fees, stamp duty and valuation herself; existing cover accepted

About RM11,750

About 6 years

About RM38,500

Out of lock-in; a “zero-entry” package at 4.0% instead

About RM1,500

About 11 months

About RM40,500

Out of lock-in, but the best offer she can get is 4.2%

About RM11,750

About 12 years

About RM13,600

Still in lock-in (2%), plus a new RM15,000 MRTA added to the loan

About RM21,750, plus RM78 a month

About 20 years

About RM5,000

Assumptions: legal fees RM6,750 including 8% service tax, stamp duty RM2,500, valuation RM1,000, discharge and disbursements RM1,500; the MRTA premium is financed at 3.9% over 25 years.

The RM50,000 is real. How much of it reaches you depends on the gap, the years and the bill. Notice the second row: a slightly higher rate with nothing to pay upfront beat the lower one. And if you expect to sell before your break-even month, the honest answer is don’t.

If your own version is messier than a table, with a lock-in ending soon, a policy you’re unsure about, or a second property, iMoney’s home advisory does a free first assessment of your numbers, including whether waiting out a lock-in is the better move.

Cash-out refinancing, said plainly (and what changes on 1 January 2027)

Refinancing also lets you borrow against what your home is worth now, not what you paid for it. People use cash-out refinancing for renovation, a child’s university fees, a business, or to clear expensive debt. If you’re weighing it against a personal loan, iMoney’s side-by-side comparison does those sums.

The debt one has seductive maths. Card debt costs up to 18% a year (Bank Negara Malaysia); a home loan, under a quarter of that. Fold RM30,000 of card debt into the house and the monthly bite drops from RM1,000 to about RM157.

Then the years arrive. Left in a 25-year loan at 3.9%, that RM30,000 costs about RM17,000 in interest, more than the roughly RM10,200 you’d pay clearing the card at RM1,000 a month. Keep paying RM1,000 a month into the cheaper loan, though, and it’s gone in under three years for about RM1,600. The rate was never the whole story. The years are.

If several debts are in the picture, the debt consolidation calculator puts the before and after side by side, free.

Two more things. The card debt is now secured on your home, which raises the stakes if life goes sideways. And from 1 January 2027, the 25-year version may not be allowed for personal spending. The box below explains the rule.

Over 10 years at 3.9%, that same RM30,000 costs about RM6,300 in interest. The rule sounds like a nuisance. Mostly, it stops the expensive version.

What changes for cash-out refinancing on 1 January 2027

Bank Negara Malaysia’s Policy Document on Personal Financing starts treating some home loan cash-out as personal financing from 1 January 2027.

What is caught: extra cash taken on top of your outstanding home loan balance for personal, domestic or household spending, such as clearing cards or other debts.

The limit: a maximum repayment period of 10 years for that cash, instead of the full 25 or 30 years of the home loan.

What is exempt: Cash used solely for renovation, education, a sole proprietor’s business, MRTA or legal fees is exempt.

A separate rule: from the same date, personal financing above RM100,000 needs a short financial education module, available through your lender or AKPK.

Not sure how your bank will classify a top-up? They’re paid by the total.

It holds the years still. Change the rate and the tenure at once and you can’t tell which one saved you money. Fix the years and the rate has nowhere to hide.

It puts the bill beside the saving. A saving with no cost attached is an advert. Run them through the refinance calculator twice, once at your rate and once at a lower one, over the same years.

If the gap runs into the tens of thousands, ring your own bank first and ask the 12-03 question: what would a new customer pay for my loan today? It may offer to lower your rate rather than lose you. It may not.
