You earn RM5,209 a month (the median household income last year), and you\u2019re looking to get a home valued at RM320,000 (the median home price in Malaysia).<\/p>\n<p>If you put aside 10% of your income, or RM520, every month towards your new home, you just might save up for an RM32,000 down payment in about five years. Plus, don\u2019t forget other <a href=\"https:\/\/www.imoney.my\/articles\/buy-house-in-malaysia\" target=\"_blank\" rel=\"dofollow noopener\">upfront costs<\/a> &#8211; this home could cost around RM13,000 in legal fees and stamp duties. That\u2019s another two years of savings.<\/p>\n<p>Assuming a 4% annual interest rate on a 30-year loan, you\u2019d be paying RM1,375 every month. On top of that, home prices are <a href=\"https:\/\/www.theedgemarkets.com\/article\/cover-story-disparity-between-income-and-house-prices\" target=\"_blank\" rel=\"dofollow noopener\">outpacing our incomes<\/a>.<\/p>\n<p>In other words, buying a home is <em>expensive.<\/em><\/p>\n<h2><span class=\"ez-toc-section\" id=\"The-solution-cost-effective-tiny-homes\"><\/span>The solution: cost-effective tiny homes<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>To spend less on a home purchase, you could:<\/p>\n<ul>\n<li>Get a smaller house<\/li>\n<li>Buy outside city centres<\/li>\n<\/ul>\n<p>Tiny homes take this a lot further. They tend to fit one occupant only, and have just enough space for a bed and small furniture. If you need a kitchen and a bathroom (which presumably you will), you\u2019ll have to access the communal living facilities provided. These dwellings are popular in countries like <a href=\"https:\/\/www.bloomberg.com\/news\/features\/2021-11-09\/the-design-history-of-hong-kong-s-microflat-homes\" target=\"_blank\" rel=\"dofollow noopener\">Hong Kong<\/a>, where rents are high and land is scarce.<\/p>\n<p>But micro housing has its drawbacks. Back in 2019, the Kuala Lumpur City Hall (DBKL) announced that it would introduce micro homes for single B40 Malaysians. Detractors <a href=\"https:\/\/www.freemalaysiatoday.com\/category\/nation\/2019\/01\/12\/dbkls-micro-homes-initiative-receives-mixed-reactions\/\" target=\"_blank\" rel=\"dofollow noopener\">worried<\/a> that it would lead to overcrowding and poor living conditions &#8211; much like what Hong Kong\u2019s micro apartment dwellers face today. In fact, they\u2019re almost romanticised. A <a href=\"https:\/\/www.google.com\/search?q=tiny+homes&amp;tbm=isch&amp;ved=2ahUKEwidiNWUuc70AhXujtgFHec4DV4Q2-cCegQIABAA&amp;oq=tiny+homes&amp;gs_lcp=CgNpbWcQAzIECAAQQzIECAAQQzIECAAQQzIECAAQQzIFCAAQgAQyBQgAEIAEMgUIABCABDIFCAAQgAQyBQgAEIAEMgUIABCABFAAWABgtwpoAHAAeACAATKIATKSAQExmAEAqgELZ3dzLXdpei1pbWfAAQE&amp;sclient=img&amp;ei=QaCtYd3jNe6d4t4P5_G08AU&amp;bih=880&amp;biw=1067&amp;rlz=1C1CHBF_enTH815TH815\" target=\"_blank\" rel=\"dofollow noopener\">Google image search<\/a> shows tons of beautiful, well-lit homes, usually against a backdrop of some idyllic countryside.<\/p>\n<p>These homes are typically built or contracted by individuals. They\u2019re popular in the US, where the tiny house movement has spawned a whole industry, and at least a dozen reality tv shows. While they aren\u2019t as common in Malaysia, they\u2019ve got their fans &#8211; the <em>Tiny House Malaysia <\/em>group on Facebook has over 180,000 members, and there\u2019s even a <a href=\"https:\/\/www.youtube.com\/playlist?list=PLaXOt0nSNIuZw-7Ja7uv-01KMVEBXTvJ3\" target=\"_blank\" rel=\"dofollow noopener\">show about tiny homes<\/a> on TV3.<\/p>\n<p>Tiny homes come in many forms, but common ones in Malaysia include:<\/p>\n<ul>\n<li><strong>Prefab homes &#8211; <\/strong>More commonly known as Industrialised Building System (IBS) homes in Malaysia, these refer to homes whose individual parts are built offsite in a factory then assembled together.<\/li>\n<li><strong>Container homes &#8211; <\/strong>These homes are built out of repurposed shipping containers.<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"How-much-do-tiny-homes-cost\"><\/span>How much do tiny homes cost?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Based on our research, hiring a contractor may cost upwards of RM35,000 (based on a 240 sq ft home, excluding land, landscaping, logistics and furnishing costs). That\u2019s because your costs will vary depending on a couple of factors, including:<\/p>\n<ul>\n<li>Type of construction and materials<\/li>\n<li>Size<\/li>\n<li>Location<\/li>\n<li>Land and landscaping<\/li>\n<li>Furnishing<\/li>\n<\/ul>\n<p>If you\u2019re interested in finding out more about the costs of specific materials or other expenses, <a href=\"https:\/\/www.atiqahnadiah.com\/\" target=\"_blank\" rel=\"dofollow noopener\">Atiqah Nadiah Zailani<\/a> has written extensively about designing, building and furnishing a tiny home. According to listings on <a href=\"https:\/\/www.propertyguru.com.my\/\" target=\"_blank\" rel=\"dofollow noopener\">PropertyGuru<\/a>, a piece of freehold residential land in Bangi may cost RM30 per sq ft, but around RM340 per sq ft in prime locations like Country Heights Damansara. If you\u2019re buying a 2,000 sq ft piece of land, that could mean RM60,000\u2026or RM680,000 (for reference, a bungalow plot in KL is <a href=\"https:\/\/www.edgeprop.my\/content\/1494361\/should-you-buy-bungalow-lot\" target=\"_blank\" rel=\"dofollow noopener\">usually 4,000 sq ft<\/a> and above). This means that during your location hunt, you may have to find a balance between affordability and distance from central areas.<\/p>\n<p>\u201cLocation was basically decided based on the affordability of the land I could buy and the maximum distance I was willing to drive to reach the house from KL. For some, it\u2019s a chance to own a home where conventional housing would have been out of reach.
