Mari kita lihat sepintas lalu perbezaan di antara keduanya:<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Pinjaman-perumahan-konvensional\"><\/span>Pinjaman perumahan konvensional<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Pinjaman perumahan konvensional merupakan sebahagian besar dari jumlah keseluruhan pinjaman perumahan di pasaran. Dalam pinjaman perumahan konvensional, peminjam bersetuju membayar balik pinjaman sekali dengan faedah dalam jangka masa pinjaman yang ditentukan.<\/p>\n<p>Bank biasanya mengenakan sama ada kadar faedah 1) tetap atau 2) boleh ubah ke atas pinjaman perumahan konvensional (atau kombinasi keduanya). Kebanyakan pinjaman perumahan di Malaysia adalah pinjaman kadar faedah boleh ubah, dengan kadar faedah yang terikat dengan kadar pinjaman asas (BLR) bank.<\/p>\n<p><a href=\"\/ms\/pinjaman-perumahan\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-7713 aligncenter\" alt=\"homeloan-728x90-bm\" src=\"\/articles\/wp-content\/uploads\/2013\/04\/homeloan-728x90-bm.jpg\" width=\"728\" height=\"90\" srcset=\"\/articles\/wp-content\/uploads\/2013\/04\/homeloan-728x90-bm.jpg 728w, \/articles\/wp-content\/uploads\/2013\/04\/homeloan-728x90-bm-300x37.jpg 300w, \/articles\/wp-content\/uploads\/2013\/04\/homeloan-728x90-bm-150x18.jpg 150w\" sizes=\"auto, (max-width: 728px) 100vw, 728px\" \/><\/a><\/p>\n<p><strong>Pinjaman perumahan fleksi<\/strong><\/p>\n<p>Oleh kerana persaingan meningkat, bank terpaksa membuat inovasi dan memperkembangkan jenis-jenis produk pinjaman perumahan yang ditawarkan. Ini membuatkan munculnya produk pinjaman perumahan fleksi.<\/p>\n<p>Seperti namanya, pinjaman perumahan fleksi memberikan fleksibiliti kepada peminjam. Pinjaman perumahan fleksi ialah pinjaman perumahan yang disediakan berpaut dengan satu akaun semasa. Dengan pinjaman perumahan fleksi, peminjam mempunyai opsyen mengeluarkan atau membuat bayaran esktra pada bila-bila masa, tanpa memberitahu bank terlebih dahulu.<\/p>\n<p>Pinjaman perumahan fleksi sesuai untuk mereka yang mempunyai wang yang berlebihan. Setiap bulan, bayaran ansuran pinjaman akan ditolakkan secara automatik dari akaun semasa yang dipautkan dan baki akan diguna untuk membayar jumlah yang hutang pinjaman rumah.<\/p>\n<p><a href=\"\/articles\/wp-content\/uploads\/2012\/11\/Flexi-Home-Loan-BM.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1490\" title=\"Flexi Home Loan\" alt=\"\" src=\"\/articles\/wp-content\/uploads\/2012\/11\/Flexi-Home-Loan-BM.png\" width=\"439\" height=\"209\" \/><\/a><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Pinjaman-perumahan-Islam-berbanding-dengan-konvensional\"><\/span>Pinjaman perumahan Islam berbanding dengan konvensional<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><strong>Pembiayaan perumahan Islam<\/strong><\/p>\n<p>Walaupun produk pembiayaan Islam patuh syariah dilihat sekali pandang ada ciri-ciri yang sama seperti pinjaman perumahan konvensional, ianya berlandaskan konsep atau prinsip yang berbeza.<\/p>\n<p>Dalam pinjaman perumahan konvensional, bank mendapat faedah dari peminjam. Sebaliknya, produk pembiayaan perumahan Islam tidak berdasarkan faedah (jadi, jarang kedapatan perkataan \u201cpinjaman\u201d digunakan dalam produk Islam, kerana \u201cpinjaman\u201d menggambarkan satu perjanjian di mana wujudnya pembayaran faedah).<\/p>\n<p>Pembiayaan perumahan Islam di Malaysia biasanya terbahagi kepada dua jenis \u2013 Bai\u2019 Bithaman Ajil (BBA) atau Musyarakah Mutanaqisah (MM).<\/p>\n<p><strong>Bai\u2019 Bithaman Ajil (BBA)<\/strong><\/p>\n<p>Pembiayaan perumahan BBA adalah berdasarkan konsep jual-beli. Dalam pembiayaan perumahan BBA, bank mulanya membeli harta pada harga pasaran, dan menjualnya semula kepada pelanggan pada harga yang dipersetujui. Harga ini termasuklah kos sebenar pembelian harta tersebut ditambah dengan jumlah keuntungan untuk bank.<\/p>\n<p>Bank dan pelanggannya kemudiannya bersetuju dengan satu jangka masa dan jumlah bayaran ansuran. Dalam pembiayaan perumahan MM, pelanggan dan bank berkongsi pembelian dan hak milik ke atas harta. Bank kemudiannya memajakkan bahagiannya kepada pelanggan, dan sebagai balasan, pelanggan berjanji untuk membeli hak milik bank pada harta tersebut.
